What is a tenant placement (leasing-only) service?
Tenant placement is a leasing-only service for property owners who want help finding a qualified tenant but plan to manage the property themselves. Newera helps market the rental, screen applicants and prepare the lease. After move-in, the property is handed back to you to manage.
How is tenant placement different from full property management?
With tenant placement, our work ends once the lease is signed and the tenant moves in; you handle rent collection, maintenance and day-to-day management from there. With full property management, Newera handles all of that on an ongoing basis. Contact us and we'll walk you through both options.
How much does tenant placement cost?
Pricing depends on your property, its location and the scope of work you need, so we share pricing once we learn more about your property. Reach out and we'll walk you through it. Every fee is explained in writing before you sign anything.
How long does it take to find a tenant?
It depends on factors like rent price, the home's condition, location and the time of year. Reach out and we'll talk through realistic expectations for your property.
Do I get to choose the tenant?
Yes. Applicants are screened against our published Resident Qualification Criteria, applied consistently and in line with fair housing laws. You review the results and make the final decision.
What happens after the tenant moves in?
You take over day-to-day management. We go over exactly what is handed back to you, such as lease documents and move-in records, when you reach out, so you know what to expect before you sign.
What areas do you serve for tenant placement?
We serve the Houston area, including Houston, Katy, Cypress, Spring, The Woodlands, Tomball, Sugar Land and Pearland, and the San Antonio area, including San Antonio, Schertz, Garden Ridge, Bulverde and Canyon Lake. We are not limited to these areas, so contact us if your property is nearby.
What types of properties do you place tenants in?
We work with long-term single-family and multifamily rentals. We do not offer tenant placement for short-term rentals or Airbnbs.
Can I switch to full property management later?
Yes. If you decide you'd rather not self-manage, ask us about our full property management service at any time.
