FreePetScreening fees are paid directly to PetScreening for its review service. Newera does not receive any portion of these fees.
This policy does not grant approval to keep a pet. No pet may reside at or visit the property until Newera has approved the pet in writing and a pet addendum has been signed by all parties.
Fair for everyone. One process, applied the same way to every household.
Rewards responsible owners. A higher FIDO Score means a lower monthly pet fee.
Keeps homes pet-friendly. Clear records help owners keep welcoming pets.
Go to newerapropertymanagement.petscreening.com and select the profile that applies to your household. Only one adult per household is required to complete the profile.
Choose No Pet / Animal, Household Pet, or Assistance Animal.
Upload a current photo and proof of vaccination for each pet.
For an assistance animal, submit your request with any supporting documentation.
Your profile is shared with Newera automatically. An application is not considered complete until the profile is submitted.
Dogs and cats are permitted at properties designated as pet-friendly. Other animals are reviewed on a case-by-case basis.
The monthly pet fee is based on each pet's FIDO Score (paw rating) assigned by PetScreening. Pets with higher scores are considered lower risk and qualify for a lower monthly fee, so responsible pet ownership is rewarded.
Certain breeds may not be approved due to the property owner's insurance requirements. Applicants who are unsure whether a breed is restricted are encouraged to contact us before applying.
Breed restrictions do not apply to verified assistance animals.
Service animals and support animals are not considered pets. Accommodation requests are reviewed in accordance with the federal Fair Housing Act and applicable Texas law. Requests may be submitted through PetScreening using the free assistance animal profile.
Residents are responsible for the care, conduct and supervision of their animals at all times.
Pet waste must be picked up from the yard and common areas promptly and regularly.
Pets must be leashed or otherwise contained when outside the home or fenced yard.
Fences and gates must be kept closed and secure.
Pets may not be left unattended for extended periods or in a manner that disturbs neighbors.
Residents are responsible for the cost of any damage, cleaning or pest treatment caused by an animal.
An unapproved animal at the property may result in additional fees and is considered a lease violation.
PetScreening profiles must remain active and be renewed annually for as long as the pet resides at the property.
This page summarizes Newera Property Management's pet and animal requirements. If there is any conflict between this summary and the lease or pet addendum, the lease and pet addendum control. Newera complies with the federal Fair Housing Act and applicable Texas fair housing laws.
